CMMS Glossary

Asset Utilization
Time a facility is running at Maximum Demonstrated Production Rate (MDPR). This is a metric used in CMMS system implementations.

Current Asset Value (CAV)
The cost to reproduce or replace an asset. This is a metric used in CMMS system implementations

Condition-Based Maintenance (CBM)
Maintenance based on actual conditions in a facility based on in-house measurements.

Computer Integrated Facility Management (CIFM)
Also known as Computer Aided Facility Management (CAFM). A computer system that manages usable space, furniture, fixtures and equipment in a facility.

Computerized Maintenance Management System (CMMS)
A computer system designed to manage the various maintenance processes at a facility. Typically includes task planning, scheduling, inventory control and cost accounting.

Condition Monitoring (CM)
Recording various building characteristics, such temperature, electrical usage, ventilation, vibration and other parameters.

Facility Condition Index (FCI)
FCI is a standard facility management parameter that is used to assess the condition of a building asset, and is defined as the ratio of current year renewal cost against current building replacement value. This is a value generated from a CMMS software system.

Facility Management
Coordinating the physical workspace of a facility with the workforce and type of work produced therein.

FMECA
Acronym for Failure Modes, Effects and Criticality Analyses. Used to determine potential failure modes and their type, probability and cause.

Manufacturing Execution System (MEMS)
A computer system that manages plant production, quality assurance, workforce labor and maintenance.

MIMOSA
Acronym for Machinery Information Management Open Systems Alliance, the organization that develops the exchange of equipment lifetime condition and maintenance data.

MRO
Acronym for Maintenance, Repair and Overhaul.

Operating Equipment Asset Management (OEAM)
A methodology used to extract maximum lifetime effectiveness, profitability and ROI from facility equipment.

Preventive Maintenance (PM)
Maintenance tasks performed at regular intervals to minimize equipment failures and other problems based on industry-anticipated equipment lifespans.

Reliability-Centered Maintenance (RCM)
A methodology used to identify probable system and equipment failures and to increase plant safety.

Strategic Facility Plan
Multi-year facility plan that sets 2-5 year goals for all facility equipment assets.

Total Productive Maintenance (TPM)
Facility equipment management methodology that strives for zero defects, zero operations downtime and safety.
